The VA requires the builder to be approved with the VA, to verify the builder is approved by the VA, click here.

To get a guilder approved by the VA, these forms must be filled out.  You can send them to Premier Home Mortgage to send to the VA for the builder to expedite the process.

The VA also requires the below forms to be filled out by the builder and the customer.

Requirements for Proposed, Under Construction and Existing < 1yr   

(See separate requirements for Manufactured Homes)

Proposed (approved prior to the beginning of construction by either a Conditional Commitment, Early Start Letter)

Low Ratio loan:  90% and lower

  1. Subterranean Termite Treatment Report – NPCA-99a & 99b (Termite State)
  2. Builders Certification (HUD 92541) (not for endorsement binder)
  3. Final inspection by fee inspector (HUD 92051)

Or Building Permit (or equivalent) and C.O. (or equivalent)  (except on condominiums and manufactured).

  1. Health Authority Approval on Well & Septic if needed (If private well or Private septic. Permit for installation or inspection.
    1. NOTE: If water test is needed, must have a separate chain of custody than interested party

High Ratio loan:  90.01% and higher

1.  Subterranean Termite Treatment Report – NPCA-99a & 99b (Termite State).

2.  Builders Cert. (HUD 92541) not on condo

  • 1-year warranty (HUD 92544)

4. 10 year warranty and final inspection by fee inspector (92051)

Or

******3 inspections by fee inspector (HUD 92051)

Engineers and inspections from the local jurisdiction would be accepted in areas where fee inspectors are not available.  The lender must document their efforts to obtain a HUD fee inspector in the HUD endorsement file.

Note:  Existing Manufactured Home foundations not in compliance with the Permanent Foundations Guide for Manufactured Housing may be “RETROFITTED” to required standards.  Engineer certification is required and a final inspection certifying compliance must be submitted.
